NSU’s recent results show the power of this approach: after introducing occupancy analytics across a few pilot buildings, the university saved $1 million in just nine months, an initial phase that has since led to more than $100 million saved or avoided since implementing these insights campus-wide.

As the discussion made clear, three issues are driving major real estate decisions for Florida universities in 2026.

1\. Managing the Rising Cost of HVAC

In a state where air conditioning runs year-round, HVAC costs have become a major operational focus. Between energy prices, maintenance demands, and sustainability mandates, campuses are searching for ways to run systems smarter, not harder.

Many facility leaders are turning to occupancy data to understand when and where spaces are actually in use. By aligning HVAC operations with real utilization patterns, universities can reduce waste, improve comfort, and move closer to energy and emissions goals.

Daniel Alfonso Ed.D., VP of Facilities and Safety, and his team are constantly running the numbers. HVAC setbacks also offer fringe benefits for the facilities maintenance staff; less run-times are equal to less wear and tear on the machinery, requiring less maintenance and filter changes for the staff.

2\. Right-Sizing Classrooms for Modern Learning

Flexible learning styles and shifting enrollment patterns have transformed how students use academic spaces. Some lecture halls that were once filled to capacity now operate at half use, while seminar rooms struggle to keep up with demand.

Florida universities are conducting utilization studies to align space supply with academic need. Continuous occupancy insights help right-size classrooms, optimize scheduling, and avoid unnecessary construction, supporting cost efficiency and a better student experience.
